Real estate and data centre developer Anant Raj Limited is set to foray into Andhra Pradesh as it accelerates its expansion of digital infrastructure to tap rising demand for hyperscale, AI and colocation capacity across India.

Anant Raj Cloud Private Limited (ARCPL), the company’s wholly owned subsidiary, has signed an MoU with the Andhra Pradesh Economic Development Board (APEDB) to develop new data centre facilities and an IT park in the state. 

Under the pact, ARCPL will invest around ₹4,500 crore, to be executed in two phases, for building advanced data centre infrastructure and cloud services. The project is expected to generate 8,500 direct and 7,500 indirect jobs, while strengthening the state’s emerging digital ecosystem. APEDB will offer facilitation support and coordinate with government departments for speedy execution.

The move signals Anant Raj’s broader ambition to scale its data centre portfolio beyond established hubs such as Mumbai, Chennai and Hyderabad. The Gurgaon-based company is in advanced planning for a large data centre site in Andhra Pradesh, which is increasingly attracting operators due to improving power availability, coastal access and connectivity infrastructure, according to industry executives.

The expansion comes as India’s data centre market is projected to more than double over the next four to five years, driven by cloud adoption, AI workloads, 5G rollout and data-localisation mandates. Developers are scouting new corridors to secure land, power and fibre ahead of the next investment cycle.

Anant Raj currently operates 28 MW of IT load across campuses in Manesar and Panchkula and is building out 307 MW of capacity across Manesar, Panchkula and Rai by FY32 as part of a $2.1-billion capex plan. The group expects to reach 117 MW of installed IT load by FY28. In June last year, it partnered with Orange Business to offer managed cloud services in India.

Founded in 1969, the company has delivered 9.96 million sq. ft. of residential and commercial projects and holds nearly 320 acres of debt-free land in Delhi-NCR. For the first half of FY26, Anant Raj reported ₹1,223.20 crore in revenue and ₹264.08 crore in profit after tax.
